Situated between the two conservation areas of Belgravia and Pimlico, this scheme addresses the long standing issue of the low quality retail provision the site offers when compared with the vibrant, modern location that Victoria has become.

Full planning permission was granted to open up parts of the colonnade to improve visibility to the retail units on approach to the site.  The permitted design also rationalises and enlarges the ground floor retail units on both Colonnade Walk and Fountain Square while enhancing the public realm through improvements to street furniture and lighting. The design also incorporates improvements to the legibility and prominence of the office entrances, and enhancements to pedestrian flow by means of way-finding and signage.
